Heating & Cooling Challenges in Gig Harbor
Saltwater corrosion is the big one. Homes along the harbor, on Fox Island, and out toward Point Fosdick and Wollochet sit in genuinely marine air. Salt aerosol eats aluminum fins and copper tubing on outdoor coils, and it attacks fan motor housings and electrical contacts. We regularly see condensers that failed at nine or ten years within a quarter mile of open water when the same unit inland would still be running. The fix isn’t complicated: coated-coil equipment, thoughtful placement out of direct salt spray and prevailing wind, stainless hardware where it counts, and a freshwater coil rinse two or three times a year.
Wind and bluff exposure. Properties on the bluffs and along the west side catch real wind. Outdoor unit placement matters for both noise and defrost performance, and roof-mounted equipment on those sites needs proper securement.
Large custom homes with real zoning needs. Canterwood and the newer acreage builds often run 3,000 to 6,000 square feet across multiple levels with heavy glazing toward the water. A single-zone system will never make those homes comfortable. These are load-calculation-and-zoning projects, which is exactly the kind of work we do on custom homes.
Older homes with no ductwork. Much of the original harbor housing stock was built with wall heaters, baseboard, or oil, and there’s no practical path for full ductwork. Ductless is the standard answer here.
Trees, moss, and debris. Heavy conifer cover on much of the peninsula drops needles and duff into outdoor units and clogs condensate drainage. Annual cleaning is not optional in Gig Harbor.

Does salt air really damage HVAC equipment in Gig Harbor? Yes, and it’s the most underestimated factor in equipment life on the peninsula. My Gig Harbor home has no ductwork. What are my options? Ductless mini-splits, and they work extremely well in the older harbor housing stock. One outdoor unit can serve two to eight indoor heads, each with its own thermostat. Installation is typically one day for a single zone and two to three days for a multi-zone system, with no demolition.
Do I need a permit for HVAC work in Gig Harbor? Yes. Depending on your address it’s either the City of Gig Harbor or Pierce County Planning & Public Works. Mechanical permits are required for equipment replacement, and electrical permits are required for new outdoor units. We pull them and meet the inspector.
What size heat pump does a large Canterwood home need? That’s a zoning question more than a tonnage question. Homes above roughly 3,000 square feet with heavy west-facing glass almost always need multiple zones or multiple systems, because the rooms don’t share a load profile. We run a room-by-room load calculation and design around it rather than dropping in one oversized unit.
How often should coastal equipment be serviced? Annually at minimum, twice a year within sight of the water. On top of the standard 29-point inspection we rinse the coil and check for corrosion at the electrical connections, which is where salt-driven failures usually start.

Will my heat pump work when it’s windy on the bluff? It will, but placement matters. An outdoor unit sited into the prevailing wind defrosts less efficiently and can be noticeably louder. We pick the location based on wind exposure, drainage, service access, and how close it sits to your bedroom windows.
