Inspection FAQs
How is this different from a general home inspection? A home inspector confirms the system turns on. We test it: combustion analysis, refrigerant charge, static pressure, electrical, and remaining service life. We’re licensed HVAC technicians, not generalists.
How fast can you get out there? Next-day scheduling is standard, and reports are delivered within 24 hours of the visit. During an inspection contingency, tell us your deadline and we’ll work to it.
What counts as “one system”? One heating or cooling system and its associated air handling equipment. A home with a furnace plus an AC condenser on the same ductwork is one system. A house with two zones on separate equipment, or a furnace plus a separate ductless system, is two.
What do you find most often on homes that “passed”? Cracked or rusting heat exchangers, systems installed without permits, undersized return ducts, low refrigerant from an unrepaired leak, condensate damage, and equipment five to ten years past its rated life that was reported as “functional.”
Can you inspect ductless mini-splits? Yes, including multi-zone systems. Ductless indoor units often hide serious blower wheel mold that never shows up in a general inspection.
Do you give repair estimates in the report? On request, at no extra cost. Agents use them for repair negotiations regularly.
