Your Furnace Options

Natural Gas Furnaces

The most common heating system in American homes. Gas furnaces burn natural gas and deliver warm air through your duct system. They heat quickly and, in most of Pierce County, cost less to operate through winter than electric resistance heat. Pair one with an air conditioner or a heat pump for a complete split system. Efficiency ratings run from 80% AFUE up to 98% AFUE on condensing models — PSE rebates $750 on qualifying ≥95% AFUE units.

Electric Furnaces

Electric furnaces use heating elements to generate warm air and move it through your ductwork. They’re simple, reliable, and a good option for homes without natural gas service. Paired with an AC condenser they form a standard split system. If you currently heat with an electric furnace, ask us about converting to a heat pump instead — the PSE rebate is up to $2,400 and the operating cost difference is significant.

Dual-Fuel Systems

A heat pump plus a gas furnace on the same ductwork. The heat pump handles most of the year; the furnace takes over in a cold snap. Excellent efficiency without giving up gas heat on the coldest nights.

Furnace FAQs

Gas or electric — which is better in Pierce County? Gas furnaces are the more common choice here because they heat quickly and typically cost less to run in winter. Electric furnaces make sense where there’s no gas service, though in that situation a heat pump is usually the smarter long-term option.

Furnace or heat pump? Heat pumps heat and cool in one system and are very efficient in our climate. Furnaces are dedicated heating systems that deliver strong, reliable heat in cold weather. Many homeowners here choose a dual-fuel combination of both.

What size furnace do I need for a 1,500 sq ft home? Typically 45,000–70,000 BTU, but it depends on insulation, window area, air sealing, and duct capacity. An oversized furnace short-cycles, wears out faster, and heats unevenly. We calculate it rather than guess.

How long does a furnace installation take? Usually one day for a straightforward replacement. We arrive in the morning and you have heat that evening.

Do I need a permit to replace a furnace? Yes. Mechanical permits are required by the City of Tacoma and by Pierce County, and gas piping work requires its own permit. We pull them and meet the inspector.

How do I know my furnace is failing? Uneven heating between rooms, banging or grinding noises, burning odors, rising heating costs, a yellow rather than blue pilot flame, or repeated repairs on a unit over 15 years old. See our repair page for a full symptom list.
