My 1920s Olympia home has no ductwork. What are my options? Ductless mini splits. One outdoor unit can feed two to eight indoor heads, each with independent control, and installation requires only a three inch penetration per head instead of tearing into plaster. For a typical downtown or Eastside two story we usually design three to five zones. It’s the most common project we do in Olympia.

I heat with oil. Is converting worth it? Almost always. You eliminate fuel deliveries and tank risk, you gain air conditioning, and the conversion qualifies for the largest available utility rebate. We’ll show you projected operating costs side by side before you commit.

Do I need a permit for HVAC work in Olympia? Yes. City of Olympia Community Planning & Development issues mechanical permits inside city limits, and Thurston County covers unincorporated addresses. Older and historic neighborhoods sometimes have extra review for visible exterior equipment. We handle all of it.

Will a heat pump keep up in an old, poorly insulated house? Yes, if it’s sized for the actual load rather than the square footage. In an uninsulated 1915 house that means a larger system than a modern build of the same size, and it often means we’ll recommend attic insulation or air sealing first because it lowers the equipment cost more than it costs to do.

How do I deal with the damp? Start with the crawlspace: vapor barrier, drainage, and ventilation. Then look at indoor humidity anything sustained above 55% in winter causes condensation and mold. Whole home dehumidification is sometimes the right call, but we measure first.

Do you charge extra to come to Olympia? No. We run scheduled routes through Thurston County, which is how we keep pricing consistent with what we quote in Pierce County.

How long does a multi zone ductless install take? Two to three days for a typical three to five head system, and most of the work happens outside. We use paintable line hide rather than leaving refrigerant lines exposed, which matters on a house with character.
