HVAC for Older Tacoma Homes: Craftsman, Mid-Century, and Ranchers

Tacoma has an amazing housing stock. Craftsman bungalows in the North End, mid-century ramblers in the West End, 1920s brick houses in Stadium and the North Slope. These homes were built well but not for modern HVAC. Here is what to expect when you bring old bones into 2026.

The 1900s to 1920s Craftsman

What you are working with

Small square footage (900 to 1,600 sq ft typical). Single-pane wood windows or vinyl replacements. Sometimes original knob-and-tube wiring in ceilings. Coal-to-gas-to-electric heating history. Often no ducts in the walls; a big central chimney where a coal or gravity furnace once lived.

Common heating setups we find

  • Wall heaters in every room (Cadet, King brand electric)
  • An old gravity gas furnace in the basement with octopus ducts
  • A 1960s or 1970s forced-air furnace retrofit with undersized ducts
  • Baseboard electric in select rooms plus a wood stove

Best HVAC approach

Ductless mini splits are usually the right answer. Craftsman homes rarely have room for whole-house ductwork retrofit without gutting walls. A ducted mini split with a small air handler in the attic can work if the attic is accessible. A single outdoor unit driving 3 to 5 indoor heads handles most Craftsman layouts elegantly.

What to watch for

  • Knob and tube wiring around any HVAC electrical work
  • Asbestos wrap on old gravity furnace ducts (professional abatement)
  • Lack of insulation; heat pump math is much better if you insulate first
  • Coal ash in the basement or chimney

The 1930s to 1950s Bungalow and Rambler

What you are working with

1,000 to 1,800 sq ft typical. Wood or metal windows, often replaced. Better wiring but potentially aluminum or cloth-insulated cables. Frequently has an existing gas furnace with basement or crawlspace ductwork. Ducts are often 4 to 6 inch flex or old sheet metal.

Common heating setups we find

  • Original gravity furnace converted to forced air
  • Wall heater retrofit as backup
  • 1980s or 1990s gas furnace on undersized ducts
  • Occasional baseboard electric additions

Best HVAC approach

Depends on the ducts. If they can be re-purposed with sealing and possibly enlarging, a ducted heat pump on the existing footprint works well. If they are too small or too leaky, ductless is the fallback. Many Ramblers we do end up as a hybrid: ducted upstairs, ductless in the basement addition.

What to watch for

  • Static pressure on old ducts (test before spec’ing bigger equipment)
  • Basement or crawlspace moisture (vapor barriers are usually missing)
  • Underinsulated ceiling and floor
  • Original single-pane windows with awful U-values

The 1960s to 1980s Ranch and Split-Level

What you are working with

1,600 to 2,400 sq ft typical. Aluminum single-pane windows often replaced with double-pane vinyl. Modern wiring. Ducts sized for a gas furnace that is oversized by modern standards.

Common heating setups we find

  • 80 percent AFUE gas furnace 20 to 30 years old
  • Original oil furnace still in use (rare but exists)
  • Central AC added in the 90s or 2000s

Best HVAC approach

Straightforward ducted heat pump conversion. The existing ductwork is usually adequate for a 2 to 3 ton heat pump with minor sealing work. Air handler replaces the furnace in the same footprint. Split-levels sometimes need a zoning damper system to balance airflow between levels.

What to watch for

  • Return air path too small (adding a return grille is common)
  • Duct leakage in unconditioned attic or crawl
  • Aluminum wiring in some 1970s homes needs qualified electrician for connections

The Universal Old-Home HVAC Checklist

Do an envelope assessment before you spec equipment

Insulation, air sealing, and window quality determine your heat loss. Upgrading the shell before or alongside HVAC gets you smaller equipment and better comfort.

Test static pressure on existing ducts

An old duct system with 0.9 IWC static pressure is choking your blower and every new piece of equipment you install. Get the number before you buy anything.

Check the crawlspace for moisture and vapor barrier

Wet crawls are the single biggest hidden problem in older Tacoma homes. Fix before or during HVAC work.

Verify the electrical panel

Heat pumps need a dedicated 240V circuit. Older 100-amp panels sometimes need upgrades. An electrician’s site visit is $150 well spent before you commit.

Think about future additions

If you might finish the basement or add an ADU, spec HVAC that can extend later. A ductless multi-head system can add heads for new spaces.

Frequently Asked Questions

Can I put central air in a Craftsman without ductwork?

Yes: ductless mini split with wall-mounted heads or a small ducted air handler in the attic. Whole-home ductwork retrofit is a wall-tearing project usually not worth it.

My old furnace is 40 years old and still working. Should I keep it?

Not really. Efficiency of a 40-year-old furnace is under 70 percent versus 96 percent modern or heat pump running at 300 percent effective. You are burning money to keep an old furnace alive.

Will a heat pump work in my un-insulated 1920s house?

Yes, but you will pay for it. Every dollar spent on attic insulation and air sealing before heat pump install saves you two dollars on equipment and utility bills over the lifetime.

What if my house has knob-and-tube in the attic?

You cannot blow insulation over active knob-and-tube. Either remove it (electrical rewire) or leave the attic uninsulated. This is a top consideration on 1920s Tacoma homes.

How much extra will HVAC cost in an older home?

10 to 30 percent more than a comparable install in a newer home, because of duct or wiring or moisture surprises. Get bids that specify what is included and what is exclusion (change orders).
